Traditional Landflex
Usually only one lease is on offer covering all the space you wish to take from day one. Many leases may be taken at the same time in the same building.
Leases typically offered for 10 years, but may sometimes be 15 or 5. Leases may be of any length between 1 year and 15 years.
Leases may contain one break, typically half way through the term. Renewals are a right under the Landlord and Tenant Act. Leases may contain options to cancel (break) or extend (renew).
Rent is reviewed, upwards only, at the end of the fifth year to the then prevailing open market rent. Service charges vary annually depending on the cost of provision that year. Accommodation charge (rent and core services) is reviewed annually upwards and downwards in line with the Retail Prices Index.
Repairs and maintenance are the responsibility of the tenant, which will usually result in a bill for dilapidations at the end of the term. Repairs and maintenance are the responsibility of Landflex, meaning no dilapidations (excluding re-instatement where applicable) bills for the customer at the end of the term.
Assignment may result in continued liability until the end of the term. Assignment achieved by surrender and re-grant.
